NOTICE OF PUBLIC AUCTION
SPECIAL COMMISSIONER’S SALE OF REAL ESTATE
CITY OF DANVILLE, VIRGINIA 

Pursuant to the terms of those certain Decrees of Sale entered in the Circuit Court of the City of Danville, the undersigned Special Commissioner will offer for sale by online public auction via the website www.bid4assets.com the following described real estate, with bidding to begin on Friday, August 18, 2017, at 9:00 AM, and to conclude Monday, August 21, 2017, at various times between 1:00 PM and 3:00 PM.  The sale of such property is subject to the terms and conditions below and any such terms and conditions which may be announced on the day of the auction as listed on the www.bid4assets.com website.  Announcements made on the day of the auction take precedence over any prior written or verbal terms of sale.

TERMS OF SALE: All sales are subject to confirmation by the Circuit Court of the City of Danville. A single bid deposit of $750 (plus a non-refundable $35 processing fee) is required to bid on any and all properties offered for sale. Bid Deposits must be in the form of a wire transfer or certified check and must be in the custody of Bid4Assets no later than Wednesday, August 16, 2017 at 3:00 p.m.  For successful bidders with a remaining balance due, payment in full by wire transfer or cashier’s check will be required by 3:00 p.m. on Monday, August 28, 2017. No personal checks or credit card payments will be accepted. A settlement fee of $35 per parcel will additionally be collected by Bid4Assets. All funds will be transferred to the duly appointed Special Commissioner of Sale for the City of Danville, to be held until bids are court approved. If payment policy is not adhered to, the successful bidder will forfeit their deposit and may be banned from future sales. The Special Commissioner of Sale has the right to reject any bids determined to be unreasonable in relation to estimated value of the Property. Bidders who do not win any auctions will have their deposit mailed out to the address on their Bid4Assets account via check within 10 business days of the auction’s close.

Properties are conveyed by Special Warranty Deed, subject to any easements, covenants, agreements, restrictions, reservations, and any and all rights of record which may affect the property.  There will be a ten percent (10%) buyer’s premium with $100 minimum added to each winning bid to determine final contract price.  Recording costs for deed recordation will be the responsibility of the successful bidder.  To help bidders estimate, recording costs are typically $43 plus $3.33 per $1,000 on the purchase price or assessed value, whichever is higher.

Properties are offered for sale as-is, with all faults and without any warranty, either expressed or implied. Persons are encouraged to make a visual inspection of the property within the limits of the law and to obtain an independent title search prior to bidding on any of the properties.   Bidders are strongly encouraged to make their own inspection to determine the suitableness of the property and it is assumed that all bidders will perform due diligence prior to the day of the auction. Any costs incurred by the bidder to inspect the property are at the expense of the bidder and are non-refundable.  Your bid is an irrevocable offer to purchase the property and bids cannot be removed.
